How EMI is Calculated (Formula)
The calculator uses the standard loan amortization formula:
EMI = P × r × (1+r)^n / ((1+r)^n — 1)
Where:
P = Principal Loan Amount
r = Monthly Interest Rate (Annual Rate ÷ 12 ÷ 100)
n = Total Number of Monthly Payments (Tenure in months)
Real Example
Inputs:
- Loan Amount: $250,000
- Annual Interest Rate: 6.5%
- Loan Tenure: 15 years (180 months)
Results:
- Monthly EMI: $2,140
- Total Interest: $135,200
- Total Payment: $385,200
- Principal > Interest Milestone: Payment #98 (after this, more of your payment goes to principal)

Frequently Asked Questions
What is EMI (Equated Monthly Installment)?
EMI is the fixed monthly payment you make to repay a loan. Each EMI includes both principal repayment and interest payment. Early in the loan term, most of your EMI goes toward interest; later, more goes toward principal.
What is the Principal > Interest Milestone?
This is the point in your loan term where principal payment exceeds interest payment in your monthly EMI. After this milestone, you’re paying down debt faster than paying interest. This calculator shows you exactly when that happens.
How does loan tenure affect EMI and total interest?
Shorter tenure: Higher EMI, but much lower total interest.
Longer tenure: Lower EMI, but much higher total interest.
Example ($250,000 @6.5%):
– 10 years: EMI $2,840, Total Interest $90,800
– 20 years: EMI $1,863, Total Interest $197,120
– 30 years: EMI $1,580, Total Interest $318,800
What interest rate should I use?
Use the actual APR offered by your lender. For reference (2026 averages):
– Personal loans: 6-15% APR
– Home loans: 5-8% APR
– Auto loans: 4-10% APR
– Credit cards: 15-25% APR
Does this calculator include processing fees or other charges?
This calculator shows principal and interest only. Most loans also have processing fees, prepayment penalties, or insurance. Add those separately to your total cost calculation.
Can I make prepayments or increase EMIs?
This calculator assumes fixed EMI with no prepayments. If you plan to prepay, you’ll pay less interest and finish earlier. Many lenders allow prepayment with or without penalties.
