How the Closing Cost Calculator (Home Purchase) works

Closing costs are the fees and prepaid items due at settlement. Lender charges and points depend on the loan; title, recording and transfer taxes depend on the location; prepaid taxes and insurance fund the escrow account.

In the US, your Loan Estimate lists every expected cost within three business days of applying, and the Closing Disclosure gives the final figures. Compare offers line by line.

The formula

Closing costs = lender % × loan + title + appraisal + transfer tax + prepaid months × (tax + insurance) ÷ 12
